RealEstate網站3月12日報道，歸功於州政府鼓勵公寓開發的新政策，新州171個地點800米範圍內的業主相當於坐在金礦上。
該政策可能會使房價翻壹番，以悉尼東區壹套普通房產為例，9個月前“連800萬澳元都賣不掉”，如今以1600萬澳元的價格售出。
這些特定地點是靠近公共交通樞紐的城鐵站或購物中心，是2月28日生效的State Government Low and Mid-Rise Housing Policy第二階段的壹部分。

該政策對位於地理位置優越的商鋪、服務和交通樞紐800米範圍內的規劃限制作出了調整，並允許建造高達6層的中低層住宅。
這些地點遍布悉尼、中央海岸、lower Hunter、Newcastle和南岸的Illawarra-Shoalhaven。
最早受益的是Dover Rd的5名房主，這裏靠近指定地點之壹的Rose Bay Town Centre。

經過Raine and Horne Double Bay的Alex Lyons和Ric Serrao談判，他們的房產以7500萬澳元的價格出售給了壹家公寓開發商，平均壹套的價格為1500萬澳元，由於保密協議，這兩人無法在采訪中證實此事。
據稱買家是Fortis Property Group，董事Charles Mellick證實了這壹點，他也不願討論價格，只是說：“我們以長期結算條款購買了這塊地，這將為審批和開工提供足夠的時間。”
Mellick還證實，新的住房政策是推動因素。

Raine and Horne Double Bay的Ric Serrao在上周末發的Facebook帖子中暗示了這筆交易：“我們上周剛剛賣掉了壹塊地……我們的壹個客戶9個月都沒有賣掉自己的房子，之前800萬澳元都賣不掉，現在卻賣到了1600萬澳元。”
該房產位於23 Dover Rd，記錄顯示，這是壹棟占地544平方米的三居室房產，壹直作為Rose Bay Family Medical Centre運營。
上壹次交易是在2009年，當時的價格為250萬澳元。

其它4套房產的占地面積都在496平方米至546平方米間，均為普通的破舊房屋。其中2套上壹次交易是在1994年，當時的價格分別為55萬澳元和56.5萬澳元。
當今日被問及這項政策時，Serrao表示：“如果妳在壹大片土地上有壹棟未經翻修的房產，這是真正的黃金，而不是傻瓜的黃金。”
但Serrao還表示，既然有贏家就會有輸家，輸家是那些距離指定地點僅20米的業主。他補充道，新開發區附近的交通流量預計會增加。

政策文件在解釋新政策時表示：“新州政府致力於支持商鋪、服務和公共交通樞紐步行距離內地理位置優越、設計良好，且可持續發展的住房。”
不同地區的房產價值明顯不同，不過業內人士表示，全州的業主都可以通過與開發商談判並從新政策中受益。
